Foreclosure alternatives — options before you lose the house

Missed payments and rising defaults are real. You may still have paths: short sale, as-is sale, loan conversations, or a distressed exit. Cathy (Realtor & Loan Officer) and Frank (distressed / wholesale) help you understand options — educational only, not legal advice.

Why this matters now

When payments slip, stress spikes and bad advice gets loud. Acting early usually means more choices. Waiting until the auction date often means fewer.

We don’t promise outcomes. We do help you sort what’s realistic: sell, short sale, talk to the lender, or explore an as-is / investor path.

Common foreclosure alternatives

  • Talk to your servicer early — repayment plans, forbearance, or modification may exist depending on your loan. Cathy can help you prepare questions; your lender decides.
  • Traditional sale — if equity and timeline allow, listing with a clear plan can beat foreclosure on credit and control.
  • Short sale — sell for less than owed with lender approval when that’s the cleanest exit.
  • As-is / distressed sale — major repairs, title issues, or no cash for rehab? Frank’s lane for direct conversations.
  • Deed in lieu / other lender paths — sometimes available; always verify with your lender and a qualified attorney when needed.

How Cathy & Frank help

Cathy — Realtor and Loan Officer (UWM Preferred). Helps you map sell vs keep options, buyer/seller representation, and financing questions for a next chapter.

Frank — Distressed flips and wholesale. When the house needs major work or a fast as-is conversation makes sense.
